BellaRosa Realty is the owner of an entire block of Lakeside Blvd., and they have just been approved by the Borough of Hopatcong Land Use Board for a revitalization of the property that includes a total remake of the property along Lakeside Blvd.
This project was undertaken by the owner who expects to invest $2M to upgrade the entire block-long property that was built in the 1950s to current standards with an aesthetically pleasing housing area for 20+ updated apartment complexes.
BellaRosa Realty appeared before the Land Use Board three times before the final approval, as the board sought more information on Water Drainage, Traffic Studies, Parking Spaces, and Building aesthetics that will match the future vision of Lakeside Blvd.
Despite the challenges, BellaRosa Realty’s team of engineers and architects continued to modify the plans until the final Board acceptance on June 1, 2021.
In speaking to the current long-turn business owner on the property “A Cut Above” Marie Galate, she stated…
“Under the new ownership, I have seen remarkable changes in the effort that has gone into this property, with not only the above-and-beyond renovations to my place of business but to the entire area. This owner is willing to invest in the future of Hopatcong, and he has already proved he is capable of doing what is right for the town. He really pays attention to the details, as he cares about the town.”
Based upon the reconstruction plan, the buildings on the front of the property will be redesigned along with the new construction on the back of the building to match and to include extra exterior augments such as matching siding, stacked stone veneer, matching black shutters, and additional landscaping.
In order to pass this through the Land Use Board the owner was challenged in many areas, but never lost hope of the final solution. And the Land Use Board also never lost hope in helping to enhance this area of Hopatcong and to work together.
The Traffic study conducted showed that the 40+ parking spaces in the complex would show little to no additional traffic to an already busy Lakeside Blvd. that is across from QuickChex (40 Lakeside Blvd.), additionally, the wetlands behind the building that are already prone to flooding, will not see any additional run-off from the construction and passed NJ DEP approval.
